Select Group Dubai: Marina Gate, Peninsula and the Six Senses Bet 2026
There is a specific kind of Dubai developer that is easy to miss: the one whose buildings you already know without knowing the company's name.
Walk the southern end of Dubai Marina and you are looking at Select Group's work — the Torch, Bay Central, the Point, Studio One, and the three Marina Gate towers that closed off the end of the waterfront. Cross to Business Bay and the Peninsula is theirs too. Most of it was built quietly, on schedule, and without a brand partner's name on the door.
That changed in 2026, when the company completed the first Six Senses branded residences in the Middle East and North Africa. This guide covers what Select Group has actually built, what the shift upmarket means, and what a buyer should weigh.
Select Group at a Glance
| Founded | 2002, by Rahail Aslam |
| Chairman | Rahail Aslam |
| Group Chief Executive | Israr Liaqat |
| DLD developer number | 972 |
| Headcount | More than 750 employees |
| Markets | UAE, United Kingdom and wider Europe |
| Delivered | More than 10,000 units by the company's own count; independent trackers put the figure nearer 7,000 |
| Built area | Approximately 24.7 million square feet |
| Gross development value | AED 35.2 billion |
| Pipeline | Roughly 5,000 to 6,000 units |
| Core districts | Dubai Marina, Business Bay, Palm Jumeirah, Dubai Maritime City, Dubai Design District |
Note the one figure that disagrees with itself. The company reports more than 10,000 delivered homes; independent developer trackers count closer to 7,000. The gap is normal and usually comes down to what counts as delivered and whether joint ventures and overseas projects are included. It is worth knowing that the range exists rather than treating either end as settled.
The Marina Years
Select Group was founded in 2002 by Rahail Aslam and spent its first fifteen years doing one thing well: building apartment towers in Dubai Marina and selling them to a market that wanted exactly that.
The Torch, Bay Central, the Point and Studio One came out of that period. So did Marina Gate — three towers holding roughly 1,500 homes, including Jumeirah Living Marina Gate, which effectively terminated the Marina walk at its southern end and turned a strip of plots into a self-contained community.
The relevant fact about Marina Gate is not its architecture. It is that all three towers handed over broadly on schedule. In a market where slipped dates are routine, a developer that closed out a three-tower programme on plan built the credibility it is now spending on branded product.

The Peninsula
The Peninsula in Business Bay is the company's masterplan rather than a single tower — a waterfront community on the Dubai Canal, with six towers launched across 2022 and the wider scheme built out since.
It is a useful project to study because it shows the transition in progress. The Peninsula is denser and more amenity-led than the Marina towers that preceded it, and priced accordingly, but it is still fundamentally an apartment product sold to the same broad market. It sits between what the company used to be and what it is becoming.

Six Senses: The Move Upmarket
In 2026 Select Group completed Six Senses Residences The Palm, Dubai, on the West Crescent of Palm Jumeirah — the first Six Senses branded residential development anywhere in the Middle East and North Africa. Handovers to owners are under way.
The product is signature villas, sky villas, penthouses and royal penthouses, built around a residents' wellness and lifestyle centre, with pools, treatment rooms, tennis and padel courts and direct beach access. Six Senses is part of IHG Hotels and Resorts, and the brand's identity is wellness rather than opulence — a different proposition from most branded residences in Dubai, which borrow a fashion or hotel name and leave it at that.
Group Chief Executive Israr Liaqat described the completion as a defining moment for the company and a milestone for the region's branded residential sector. Both readings are defensible: it is the first of its kind in the region, and it is the project that repositions Select Group.
Under construction behind it is Six Senses Residences Dubai Marina: 251 residences across a planned 122 storeys, targeted for completion in 2029 and billed as the world's tallest residential tower on delivery. Unit types run from two to four-bedroom residences up to duplex and triplex sky mansions.
Treat the superlative with the caution any 2029 superlative deserves. Tallest-in-the-world claims are contested constantly and depend on definitions that change while a building is going up. The substantive facts are the unit count, the location and the delivery date.

What a Buyer Should Weigh
The delivery record is the asset. Twenty-plus years of completed Marina towers, and a three-tower Marina Gate programme delivered broadly on plan, is a stronger signal than any render. Ask for the handover history on the specific product type you are buying.
Branded residences carry a branded cost base. A wellness operator running a residents' facility is a service contract, and it shows up in your service charge for as long as you own. Ask for the projected charge per square foot and what the brand agreement obliges the operator to provide.
A 2029 delivery is a 2029 risk. The Marina tower is a long build on a constrained site. If your plan depends on handover timing, price in slippage rather than assuming the target date.
Check whether the brand is tied to the building or to the management. Branded-residence agreements have terms. Find out how long the Six Senses agreement runs and what happens at renewal, because the brand is a large part of what you are paying for.
Resale depth differs by product. A two-bedroom in Marina Gate has a deep, liquid resale market. A royal penthouse on the Palm West Crescent has a handful of possible buyers at any moment. Both can be good purchases; they are not the same asset.
Verify escrow and DLD registration. Request the escrow account number for your project and confirm the registration independently on Dubai REST before any payment.
Frequently Asked Questions
Who owns Select Group?
Select Group is a privately held developer founded in 2002 by Rahail Aslam, who remains Chairman. Israr Liaqat is Group Chief Executive. It is registered with the Dubai Land Department as developer number 972 and operates in the UAE, the United Kingdom and wider Europe.
What has Select Group built in Dubai?
Its completed Dubai portfolio is concentrated in Dubai Marina and Business Bay: Marina Gate 1, 2 and 3 with roughly 1,500 homes between them, Jumeirah Living Marina Gate, Studio One, Bay Central, the Point and the Torch, along with the Peninsula masterplan in Business Bay and, in 2026, Six Senses Residences The Palm.
How many homes has Select Group delivered?
The company reports more than 10,000 units across approximately 24.7 million square feet, with a gross development value of AED 35.2 billion. Independent developer trackers put the delivered figure closer to 7,000. The difference generally reflects what is counted as delivered and whether overseas and joint-venture projects are included.
What is Six Senses Residences The Palm?
It is the first Six Senses branded residential development in the Middle East and North Africa, on the West Crescent of Palm Jumeirah, completed in 2026 with handovers under way. The product is signature villas, sky villas, penthouses and royal penthouses built around a residents' wellness centre, with pools, treatment rooms, tennis and padel courts and direct beach access.
Is Six Senses Residences Dubai Marina really the world's tallest residential tower?
That is the stated ambition: 122 storeys and 251 residences, targeted for 2029. Tallest-in-the-world claims depend on contested definitions and on what else completes in the meantime, so treat it as a design intent rather than a fact about a finished building.
Is Select Group a good developer for investors?
Its strengths are a long completion record in two liquid districts and a demonstrated ability to close out multi-tower programmes on schedule. Its recent product is branded luxury, which carries higher service charges and a thinner resale market than the Marina apartments that built the company's reputation. Match the specific product to your holding period rather than buying the name.
