The Four Markets on One Island

The fronds are the villas. Sixteen fronds, private beaches, and the highest prices on the island. Signature and Garden Home villas dominate, and supply is fixed forever.

The crescent is the outer breakwater: resorts, branded residences, and the widest sea views. Prices per square foot are the island's highest outside the best villas.

Palm West Beach and the newer high-rises at the trunk head are the current development frontier, with the most modern specification and the most construction noise.

Gross yields are low by Dubai standards, generally 4% to 6% on apartments and lower on villas. The island is bought for capital, lifestyle and scarcity rather than income.

The Beach Access Question

This is the detail that moves value more than any other on the Palm, and it is rarely in the listing.

Some Shoreline and trunk buildings have direct private beach access. Some have shared club access. Some have none, and their residents use public beaches like everyone else.

Two apartments of identical size in adjacent buildings can differ by fifteen per cent on this alone, and the rental difference in the summer letting season is larger still. Ask which category the building falls into and get it confirmed by the owners association, not by the seller.

Service Charges and the Cost of Living There

Palm service charges are high, commonly AED 18 to AED 35 per square foot per year on apartments, with beach clubs, extensive landscaping, marina infrastructure and district cooling all recovered through the charge. Villas carry their own community charge plus private pool and garden maintenance, which is a real annual number rather than a rounding error.

Budget the running cost before the purchase price. An owner who has modelled 5% gross and not modelled AED 45,000 of annual charges has modelled the wrong thing.

Freehold, and the Detail Buyers Miss

The Palm is freehold and open to all nationalities. The nuance is that some of the resort and hotel-linked residences are sold on long leasehold or come with an operator agreement attached, particularly on the crescent.

That is not a defect, but it changes the asset: financing is harder, the resale pool is smaller, and the return may be pooled rather than unit-specific. Read the title category on the DLD record before you price it against freehold comparables.

Who It Suits

It suits lifestyle owner-occupiers above everything else, because the island's value is in daily use. It suits capital and scarcity buyers, since the fronds can never be extended. It suits Golden Visa applicants comfortably, since almost everything clears AED 2 million.

It suits yield investors poorly, and it suits people without a car poorly: the island has one tram-linked monorail, long internal distances, and a single road on and off the trunk.
