Dubai Marina Area Guide: What It Costs to Buy, What It Rents For, and What Nobody Tells You About the Towers
Dubai Marina is the district people picture when they picture Dubai apartments: a two-mile artificial canal, roughly 200 towers, a promenade, and more tenants per square kilometre than anywhere else in the emirate.
It is also the district where the same two-bedroom apartment can cost AED 1.9 million in one building and AED 3.4 million in the tower next door. The postcode is not the asset. The building is.
Why the District Still Works
The Marina was released for freehold sale in the early 2000s and largely completed between 2006 and 2015. That maturity is the point. Everything is built, everything is rented, and there is a decade of transaction history behind every price.
Three things keep demand structural rather than fashionable:
- Two metro stations on the Red Line plus the Dubai Tram loop, which is rare for a waterfront district anywhere in the world.
- Walkability, which barely exists elsewhere in Dubai. The promenade, JBR's beach, restaurants and a mall sit inside a fifteen-minute walk of most towers.
- Tenant depth. Dubai Marina absorbs corporate tenants, short-term guests, young professionals and downsizing families simultaneously. When one segment softens, another does not.

What It Costs
Prices vary by tower quality, floor, view and whether the unit faces the water or an internal road. The bands below are the realistic middle of the market rather than the extremes.

Gross yields cluster between 6% and 8%, which is higher than Downtown and lower than the inland communities. Net yields land lower once service charges are subtracted, and that is where the district's real variation lives.
The Service Charge Question
Marina service charges commonly run from around AED 14 to AED 26 per square foot per year, and occasionally higher in towers with large podiums, extensive leisure decks or expensive district cooling arrangements.
On a 1,100 square foot two-bedroom, that is a spread of roughly AED 13,000 a year between a lean building and an expensive one. Over a ten-year hold it is more than AED 130,000, which is a meaningful fraction of the capital gain most owners are underwriting.
Ask for the Mollak service charge statement for the specific building before you make an offer, not after. It is a public figure and any agent who cannot produce it has not done the work.

The Three Things That Decide Resale
Parking. Some older Marina studios and one-bedrooms were sold without an allocated bay. In a district with this density, a unit without parking rents for less, sells slower, and narrows the buyer pool to people who genuinely do not drive.
Chiller. Cooling is either included in the service charge, billed separately by a district cooling provider, or billed through DEWA. A tenant comparing two identical apartments at the same rent will take the one where cooling is included, and a landlord who has not checked which arrangement applies is guessing at their net income.
The view line. A "marina view" on the eighth floor of a tower with a neighbour twenty metres away is not a marina view. Visit the actual unit, on the actual floor, before agreeing a price that assumes one.
Who the District Suits
It suits yield-focused investors who want liquidity above all: Marina units transact quickly because the buyer pool is enormous. It suits tenants and owner-occupiers without a car. It suits short-let operators, subject to a DTCM holiday home permit and the building's own rules, some of which prohibit it outright.
It suits families less well. Schools are outside the district, the towers are dense, and the villa communities twenty minutes inland give more space for the money. Families who want the coast usually end up in Jumeirah, Umm Suqeim or Dubai Hills instead.
