Arjan is a compact apartment district on the edge of Al Barsha South, best known to residents for the Miracle Garden and the Butterfly Garden, and best known to investors as one of the cheapest places in Dubai to buy a new one-bedroom.
Dubailand is not a district. It is an enormous development zone covering dozens of separate communities, and treating the two as interchangeable is how buyers end up thirty minutes further from the city than they thought.
Arjan Specifically
Arjan works for one reason: it sits close to Sheikh Mohammed Bin Zayed Road and Umm Suqeim Road, which puts Dubai Hills, Al Barsha and the Marina within a reasonable drive, while pricing like an outer district.
It has filled in fast. Retail, clinics, supermarkets and restaurants now exist at street level in the established blocks, and the district has crossed the line from construction site to functioning neighbourhood, at least in its core.

- Distance to an arterial road. Ten minutes of internal roads before you reach the highway changes daily life and resale.
- Whether retail exists yet. A community with no supermarket is a community where tenants negotiate on rent.
- Delivery stage. Some Dubailand communities are fully mature, others are eighty per cent unbuilt.
Never price a Dubailand address against another Dubailand address without checking both on a map.

Who It Suits
It suits first-time investors with AED 500,000 to 1,000,000 who want maximum rent per dirham deployed. It suits tenants who drive and want a newer, larger unit than the same rent buys in the Marina. It suits buy-and-hold owners with the patience to ride a soft first leasing cycle.
It suits buyers who need a metro station, a prestige address or a guaranteed view poorly.
