Nshama Dubai: Town Square, the Al Qudra Bet and the Emaar Team That Built It 2026
Most Dubai developers spread risk across districts. Nshama did the opposite: it bought 750 acres on Al Qudra Road and put almost everything into one community.
That decision is the company. Town Square is not a Nshama project — it is very nearly the whole of Nshama, and understanding whether to buy there means understanding what a single-community developer is and is not good at.
The people who made that bet are worth noting too. Nshama was founded in 2014 by Fred Durie, former chief executive of Emaar International, alongside chief operating officer Abubakr Sidahmed. Between them they had worked on Downtown Dubai, Dubai Marina, Arabian Ranches and Emirates Living — which is to say, on the master communities that defined how Dubai builds neighbourhoods.

The Model: One Community, Done Repeatedly
Town Square sits on Al Qudra Road, the D63, out past DAMAC Hills and Remraam on land that was desert when Nshama bought it. The masterplan is built around a central public space, a spine of parks and retail, and a long run of low-to-mid-rise apartment blocks and townhouse clusters delivered in phases.
The completed sub-communities include Zahra, Hayat, Safi, Noor, Reem, Sama, Maha, Shams and Naseem, with Town Square Park itself finished. The current build-out adds Ora, Elaya, Kaya, Fia, Camden, Alton, Symphony, Grove on the Park, Holland Gardens and a long list of others — the company is associated with 63 registered projects across itself and its subsidiaries, most of them inside the same masterplan.
Building the same product repeatedly in the same place has real advantages. Costs fall with repetition, the contractor relationships are stable, the authorities are familiar, and the community actually gets finished instead of stalling as a half-built phase next to empty plots.
The corresponding risk is concentration. If Town Square softens, there is no second district to absorb it, and every one of your neighbours is selling the same kind of unit you are.

How Much Has Actually Been Delivered
This is where the published numbers stop agreeing with each other, and it is worth being honest about that rather than picking the flattering one.
Depending on the source, Nshama is described as having delivered somewhere between roughly 6,200 and more than 18,000 homes since first handovers began in 2016. The range is too wide to treat any single figure as fact. What is not in dispute: the company has been handing over continuously since 2016, multiple sub-communities are complete and occupied, Town Square Park is built, and the retail and school infrastructure is operating rather than promised.
For a buyer, the resolution is straightforward. Ignore the aggregate entirely and check the one number that affects you: the construction percentage and registered completion date of your specific building, from the Dubai Land Department rather than from a sales deck.

What Town Square Is For
The product is unambiguous: entry-level and mid-market family housing. One to three-bedroom apartments and three to four-bedroom townhouses, priced for buyers who are choosing between renting in the city and owning at the edge of it.
The amenity case is the point of the whole scheme. 154,000 square metres of parks, 16 community gardens, a trail network, a central plaza, 500-plus retail outlets, a cinema and a hotel add up to a place designed to work without the rest of Dubai — which is necessary, because it is a long way from the rest of Dubai.
That distance is the trade. You get more square feet, more green space and a lower entry price than anything comparable closer in. You pay for it in commute, and in the fact that your rental market is families who want the same trade rather than professionals who want the Marina.

Beyond Town Square
Nshama has two projects that sit outside the flagship: Main Square, under development, and Address Grand Downtown in Downtown Dubai — a branded project in the most central district in the city and a clear departure from the company's core.
One Downtown project does not make a diversified developer. Treat it as a separate proposition with separate economics rather than as evidence that the concentration risk has gone away.

What a Buyer Should Weigh
A ten-year continuous handover record is the strongest thing here. Nshama has been delivering into the same community since 2016. That is a long, verifiable sequence, and it is worth more than any aggregate unit count the company or a portal quotes.
Check the phase, not the community. Town Square is enormous and unevenly built out. A unit next to the finished park with operating retail is a different asset from one on a phase where the surrounding plots are still sand. Walk the specific location.
Underwrite the commute honestly. Al Qudra Road is the whole investment case in one sentence: cheaper because it is further. Drive it at rush hour before you buy, and assume your tenant will do the same calculation.
Your competition is your neighbour. In a single master community, thousands of near-identical units come to the rental and resale market alongside yours. Price accordingly and expect the phase's overall completion level to matter more than your unit's finish.
Ask what is built versus planned. The cinema, the hotel, the 500 retail units and the full parkland are a masterplan, delivered in stages. Ask which of them is open today and which is a future phase, and get it in writing.
Service charges decide the yield at this price point. On an entry-level unit, a per-square-foot charge that looks small in absolute terms takes a large bite out of net return. Get the schedule before you commit.
Verify escrow and DLD registration. Request the escrow account number for your project and confirm the registration independently on Dubai REST.
Frequently Asked Questions
Who is Nshama?
Nshama is a Dubai developer founded in 2014 by Fred Durie, the former chief executive of Emaar International, with Abubakr Sidahmed as chief operating officer. Hatem Farrah is chairman. It is registered with the Dubai Land Department as developer number 1057, and its business is built almost entirely around one master community, Town Square Dubai.
Where is Town Square Dubai?
Town Square sits on Al Qudra Road, the D63, on Dubai's inland edge past DAMAC Hills and Remraam. It covers 750 acres and is planned for roughly 3,000 townhouses and 18,000 apartments.
What amenities does Town Square have?
The masterplan includes 154,000 square metres of parks, 16 community gardens, a trail network, a central plaza described as the size of 16 football fields, more than 500 retail outlets, a Reel Cinemas multiplex and a Vida hotel. These are delivered in phases, so confirm which are open rather than planned.
How many homes has Nshama delivered?
Published figures vary widely — from roughly 6,200 to more than 18,000 depending on the source — so no single number should be treated as settled. What is verifiable is that Nshama has been handing over continuously since 2016 and that several sub-communities, along with Town Square Park, are complete and occupied.
Is Town Square a good investment?
It offers more space and lower entry prices than comparable stock closer to the city, in a community designed to be self-sufficient. Against that, it is a long commute, the rental market is families rather than professionals, and thousands of similar units compete with yours in both letting and resale. It suits a buyer with a long holding period and realistic expectations, not one looking for quick appreciation.
Does Nshama build anywhere other than Town Square?
Only marginally. Main Square is under development and Address Grand Downtown sits in Downtown Dubai, but the overwhelming majority of the company's 63 registered projects are inside Town Square. Treat Nshama as a single-community developer when you assess concentration risk.
