Jumeirah Golf Estates Area Guide: Two Greg Norman Courses, Sixteen Clusters and a Membership Waitlist

Jumeirah Golf Estates sells a golf lifestyle, and the detail buyers miss is that owning a house there does not come with a tee time: every homeowner membership category is currently full with a waitlist and no onboarding timeline. This guide covers the clusters, what villas and apartments actually transact at, the yield gap between the two, the running costs, and the 12,345-home expansion that will reshape the community.

Jumeirah Golf Estates Area Guide: Two Greg Norman Courses, Sixteen Clusters and a Membership Waitlist

Most Dubai golf communities are a marketing adjective. Jumeirah Golf Estates is the exception: the Earth course hosts the DP World Tour Championship every November, the tournament that closes the professional season, and the houses are built along fairways that the world's best players finish their year on.

That is the attraction, and it is real. The thing to understand before buying is that the golf is not included. Homeowner membership at the club is a separate product with its own fees, and as of now every category is at full capacity with a waitlist and no confirmed timeline for new members.

A buyer who knows that and still wants the community is making a good decision. A buyer who assumed the house came with the course is about to be disappointed by AED 12 million.

Where It Is

Jumeirah Golf Estates sits inland in the Me'aisem area, on the city side of Sheikh Mohammed Bin Zayed Road, with Dubai Sports City and Motor City as its nearest neighbours and Jumeirah Village Triangle to the north.

DestinationTypical drive
Al Maktoum International Airportabout 15 minutes
Dubai Marina and JBRabout 25 to 30 minutes
Downtown Dubai via Al Khail Roadabout 28 minutes
Dubai International Airportabout 35 to 40 minutes
Mall of the Emiratesabout 20 minutes

The community has its own metro station, Jumeirah Golf Estates, on the Route 2020 branch of the Red Line at the Sheikh Mohammed Bin Zayed Road junction. For a villa community that is unusual, and it matters more for staff and for teenagers than for the owners themselves.

What you give up for the space is the coast. There is no walk to a beach, no promenade, and the daily rhythm is a car-based one. That is the trade every inland villa community in Dubai asks you to make, and it is the first question to be honest about.

The Two Courses

Both championship courses, Earth and Fire, are Greg Norman designs. Earth opened in November 2009 and is the tournament course; Fire is the second eighteen, drier and more exposed in character. The master plan originally advertised four courses named after the elements. Two were built, and the land once pencilled in for the others is where the community's expansion is now going.

The Norman clubhouse is the social centre of the community, with restaurants, a golf academy, tennis, gym and pool facilities.

Membership is the detail that decides whether the community delivers what you bought it for. The club runs homeowner categories, single and family, full-week and weekday, with full access to both courses, reciprocal rates at sister clubs and dining and pro shop discounts. All of them are currently full. If golf access is the point of the purchase, ask the club directly where the waitlist stands before you sign anything, and get the answer in writing.

The Clusters

The master plan runs to roughly 1,100 hectares and sixteen completed neighbourhoods, split between the two courses, with a handful more under construction. Villas on the Earth side tend toward Mediterranean architecture; the Fire side is more desert-toned. Density, plot size and price vary enormously between clusters, which is why a single average price for the community tells you almost nothing.

ClusterWhat it holds
AlandalusThe only apartments in the community, in mid-rise towers, plus a townhouse row
Redwood Park and Redwood AvenueThree and four-bedroom townhouses on the Fire fairways
Lime Tree ValleyLarge family villas, consistently among the community's strongest resale prints
Sanctuary FallsAround ninety five and six-bedroom houses in three architectural themes
Whispering PinesEstablished villas with mature landscaping
Flame Tree RidgeVillas on the Fire side, popular with families
Orange Lake and Olive PointMid-sized villas, quieter interior positions
Hillside, Wildflower, FiresideVillas of varying size across both courses
Sienna Lakes and Sienna ViewsLarger contemporary villas
Jumeirah LuxurySubstantial waterfront-style villas on the lakes
Jouri Hills, Terra Golf Collection, Signature MansionsUnder construction, the current off-plan supply

For a buyer, the cluster is the decision. Fairway position, plot size and which course you look at move the price per square foot more than anything else in the community.

What It Costs to Buy

This is where published averages mislead badly. Listing averages for the community quote figures above AED 3,000 per square foot because new off-plan mansion stock drags them up. Registered transactions tell a more useful story.

TypeWhat it transacts at
Villas, past twelve monthsaround 540 sales, averaging roughly AED 12.2 million, at about AED 2,330 per sq ft
Villas, individual prints in late 2026roughly AED 1,360 to 2,215 per sq ft depending on cluster and condition
A large Lime Tree Valley villa, September 2026AED 17.5 million, at about AED 1,900 per sq ft
Apartments in Alandalusabout AED 1,200 to 1,500 per sq ft
One-bedroom apartmentfrom around AED 1.4 million
Two-bedroom apartmentaround AED 2.2 million
Three-bedroom townhousefrom around AED 4.5 million
Four-bedroom villa, resalefrom around AED 8.5 million
Four to six-bedroom villas, new off-plan clustersAED 12 million upward, mansions well beyond

Villa prices in the community have risen strongly through 2025 and 2026, with per-square-foot figures up high single digits to the high teens depending on which series you believe and which clusters it covers. Treat any single growth number with suspicion: the mix of stock selling in a given quarter moves the average more than the underlying values do.

What It Rents For, and the Yield Gap

TypeTypical annual rentImplied gross yield
One-bedroom apartmentaround AED 84,000about 6%
Two-bedroom apartmentaround AED 120,000about 5.5%
Four-bedroom villaaround AED 395,000about 4.5%
Five-bedroom villafrom around AED 550,000about 4%

The gradient in that last column is the most useful thing in this guide. The apartments out-yield the villas by around two percentage points, which is the standard Dubai pattern: rent does not scale with price at the top of a community, so gross yield falls as the house gets bigger.

So the community answers two different briefs. A family buying a villa is buying a home, with a capital-appreciation argument attached and a yield that would not justify the purchase on its own. An investor buying in Alandalus is buying income at a yield comparable to much cheaper districts, with the golf-community address doing the work on tenant demand.

Service Charges and Running Costs

ItemTypical range
Villa service chargeabout AED 4 to 7 per sq ft a year
Townhouse service chargeabout AED 6 to 9 per sq ft a year
Apartment service charge, Alandalusabout AED 12 to 15 per sq ft a year
Community or clubhouse chargereported around AED 12,500 a year
Golf membership, when availablea separate annual fee on top

On an 6,000 sq ft villa at AED 5.50 per sq ft that is AED 33,000 a year before the community charge, before DEWA, before pool and garden maintenance, and before the golf. Villa running costs in a community like this land in the tens of thousands annually and are the number most often left out of a yield calculation.

Two practical points. Check the actual rate on the Mollak statement for the specific cluster, because the approved figure is published per community and varies with what the cluster's shared facilities include. And ask explicitly what the community or clubhouse charge is and whether it is compulsory, in writing from the management company, because this is the line buyers most often discover after transfer.

Schools, Shops and Healthcare

  • Nurseries inside and immediately around the community, including Dibber and The Wonder Years
  • Victory Heights Primary School in neighbouring Dubai Sports City, the nearest primary option
  • GEMS United School for an American curriculum, a short drive away
  • Fairway The Marketplace, with a Choithrams, for daily shopping inside the community
  • City Centre Me'aisem for a full supermarket and mall run, minutes away
  • NMC Royal Hospital in Dubai Investment Park as the nearest hospital

Families with children in British or IB senior schools should check the commute carefully. The strongest options are in Dubai Hills, Al Barsha and Sports City, and the school run rather than the office run tends to define the day here.

The Expansion Worth Pricing In

wasl, the community's owner, has announced a very large next phase: a reported 12,345 residences including mansions, branded apartments and a Mandarin Oriental resort with branded residences, due around 2030, alongside a central park of roughly 132,000 square metres, a tennis stadium and a substantial retail and dining allocation.

For an owner this cuts both ways, and both ways are worth stating.

The upside. A Mandarin Oriental, a park and real retail turn a golf community with a clubhouse into a district with a centre. Branded hospitality has consistently supported values in the Dubai communities that got it.

The risk. Twelve thousand homes is several times the existing stock of roughly 1,800. A community that has been supply-constrained and therefore liquid becomes, for a period, a community with a large new-build pipeline competing with resale. If you are buying a four-bedroom villa as a three-year trade, that pipeline is the main thing standing between you and your exit price.

Who It Suits, and Who It Does Not

It suits you if you want space, quiet and a golf address, if your work or your children's school is on the southern and western side of the city, if you are buying to hold rather than to flip, and if the running costs of a large villa are a rounding error rather than a stretch.

It does not suit you if you need the beach, if you commute daily to Downtown or DIFC at peak hours, if you are chasing yield on a villa rather than on an apartment, or if you are buying specifically for golf access without having confirmed where the membership waitlist stands.

Frequently Asked Questions

Is Jumeirah Golf Estates freehold for foreigners?

Yes. It is a designated freehold area, so foreign nationals can own property there outright with a title deed issued by the Dubai Land Department, in their own name or through a permitted company structure.

Does buying a house in Jumeirah Golf Estates include golf membership?

No. Homeowner membership at the club is a separate paid product, and at the time of writing every homeowner category is at full capacity with a waitlist and no confirmed onboarding timeline. Confirm the position with the club in writing before buying if golf access is the reason for the purchase.

How much is a villa in Jumeirah Golf Estates?

Registered villa sales over the past twelve months averaged roughly AED 12.2 million at about AED 2,330 per square foot, with individual prints running from around AED 1,360 to AED 2,215 per square foot depending on the cluster. Resale four-bedroom villas start from around AED 8.5 million, while new off-plan clusters and mansions run well above AED 12 million.

What is the rental yield in Jumeirah Golf Estates?

Around 4% to 4.5% gross on large villas and about 5.5% to 6% on apartments in Alandalus. The gap exists because rent does not scale with price at the top of a community, so the cheapest stock in the community produces the best income return.

What are the service charges in Jumeirah Golf Estates?

Roughly AED 4 to 7 per square foot a year for villas, AED 6 to 9 for townhouses and AED 12 to 15 for apartments, with a community or clubhouse charge reported at around AED 12,500 a year on top. Check the approved figure for the specific cluster on the Mollak statement, because it varies with the facilities each cluster includes.

Does Jumeirah Golf Estates have a metro station?

Yes. The Jumeirah Golf Estates station sits on the Route 2020 branch of the Red Line at the Sheikh Mohammed Bin Zayed Road junction, which is unusual for a Dubai villa community and useful for staff and for residents without a car.

Which golf courses are at Jumeirah Golf Estates?

Two championship courses, Earth and Fire, both designed by Greg Norman. Earth opened in November 2009 and hosts the DP World Tour Championship, the season-ending event of the DP World Tour, each November.

Are there apartments in Jumeirah Golf Estates?

Yes, in Alandalus, which is the only sub-community in the development offering apartments, in mid-rise towers with one to three-bedroom layouts and an adjoining townhouse row. One-bedrooms start from around AED 1.4 million and let for around AED 84,000 a year.

Is Jumeirah Golf Estates a good investment in 2026?

It is a hold rather than a trade. Villa yields are modest and the announced expansion of some 12,345 homes will add substantial new supply over the coming years, which is a genuine risk to a short exit. For a buyer with a five-year-plus horizon, the tournament course, the metro station and the Mandarin Oriental phase are a strong medium-term story, and the apartments in Alandalus are the part of the community where the income case stands on its own.

Where This Leaves a Buyer

Pick the cluster before the house. Fairway position and plot size drive the price here more than finish or bedroom count, and the spread between clusters is wide enough that the community average is useless as a guide.

Then settle three numbers in writing before you commit: the Mollak service charge for that specific cluster, the community or clubhouse charge and whether it is compulsory, and the club's actual position on homeowner membership. Those three decide what the house costs to own and whether it delivers the thing you are paying the premium for.

If you want current listings, the Mollak figures for a particular cluster and the recent registered prints next door to the house you are considering, our team can pull all three before you view.

Prices, rents, service charges, membership availability and development plans change. Figures here reflect market and transaction data available in October 2026 and are general information rather than advice on a specific purchase. Verify service charges on the Mollak statement and transaction history with the Dubai Land Department before committing.
