The catch is not the price. It is that at this level, two things you cannot see on a listing decide whether you keep that yield: the service charge and how much new supply is coming in the same district.

Ranges rather than point prices, because at this end of the market the spread inside a single district is enormous. Two one-bedroom apartments in the same JVC cluster can differ by AED 250,000 on floor, view, finish and building age. The district sets the band. The building sets where in the band you land.

Dubai Sports City is the cheapest entry with real amenities already built, and the widest quality spread. Some towers are excellent and some have a service-charge and maintenance history worth avoiding.
Dubai South is the long play, next to Al Maktoum International. Cheapest rents of the five, so the yield is good rather than exceptional, and the thesis depends on airport and Expo-corridor delivery rather than on today's cashflow.
Arjan and Dubailand sit mid-pack on price with heavy ongoing supply, which is the thing to watch. Strong amenity growth, but a lot of competing stock handing over into the same rental pool.
Jumeirah Village Circle is the most liquid sub-million market in Dubai. Thousands of transactions a year means you can buy and sell without a discount for illiquidity, and the rental demand is proven rather than projected.
Al Furjan is the quality end of this list, with two metro stations and a maturity the others lack. Studios start around AED 500,000, so your AED 1 million goes less far, but the resale story is the most settled.
The Cash You Actually Need
The fees do not scale down neatly. The trustee fee, the title deed fee and the NOC are flat, so the cheaper the property, the higher the fees as a percentage.

Gross Yield Is Not Net Yield
This is the part that separates a good sub-million buy from a bad one. Take a one-bedroom at AED 800,000 renting for AED 65,000, around 750 square feet.

The headline 8.1% becomes about 5.6% once the costs of actually running the thing are counted. That is still a strong number by international standards — but it is the number to compare against, not the gross.
And notice which line does the damage. The service charge is the single biggest deduction, and it varies more than anything else on this list.

A building charging AED 18 per square foot instead of AED 11 takes another AED 5,250 a year out of that 750-square-foot apartment. Over ten years that is more than AED 50,000, on an AED 800,000 asset. Ask for the Mollak-approved rate for the specific building before you offer, not the district average.

With a Mortgage at This Price Level
Two things change below AED 1 million.
The loan is small enough that fixed costs bite. Valuation at around AED 2,900, mortgage registration at 0.25% of the loan plus AED 290, and arrangement fees are much the same in absolute terms whether the loan is AED 600,000 or AED 3,000,000.
Some banks set a minimum loan size, commonly in the AED 400,000 to 500,000 range, which can rule out a studio purchase entirely. Confirm the minimum before you plan on a 20% deposit.
On a AED 800,000 purchase with an 80% loan, expect roughly AED 160,000 deposit, about AED 56,000 of purchase fees, and AED 5,000 to AED 6,000 of mortgage costs — so around AED 221,000 of cash to hold an asset generating AED 48,100 net. The Four Things That Go Wrong Under AED 1 Million
The service charge is above the district norm. Covered above, and the most common way a yield quietly disappears. It is knowable before you buy.
The building hands over into a wave of identical stock. Arjan, Dubailand and parts of Dubai South have substantial supply pipelines. If four towers of one-bedrooms complete in the same year within a kilometre of yours, your first tenant arrives at a discount. Check what is under construction within walking distance, not just what is standing.
It is a leasehold or non-freehold plot. Foreign freehold ownership in Dubai is area-specific. All five districts above are freehold, but cheap listings elsewhere in the city are sometimes in areas where a foreign buyer cannot take freehold title at all. Verify the status before any payment.
The cheap price reflects a real defect. A below-band price in a good district is information, not a bargain. The usual causes are a disputed owners association, chronic maintenance arrears, a lift or chiller replacement coming, or a unit facing a wall. All are findable in the building's service-charge history and a single site visit.
